Transaction size

Prefer transactions in the $20-$100 million range with no maximum limitation

Asset types

  • Inpatient facilities - full service acute care hospitals, rehabilitation hospitals, specialty hospitals

  • Outpatient facilities - ambulatory surgery, physician groups, diagnostic imaging, oncology, dialysis, rehab, medical office

  • Senior housing - senior apartments, independent living, congregate care, assisted living, CCRC and dementia care

  • Skilled nursing facilities - Medicare and Medicaid nursing homes and long-term acute care hospitals

Funding

Up to 100% of fair market value, subject to sufficient cash flow coverage to rent

Lease terms

10 to 25 years on a triple net basis, with multiple renewal options at then market rents

Lease rates

Initial base rate with market-based escalators

Recourse

Generally require lease guarantee by parent company

Security deposit

May require annually renewed letter of credit or fixed deposit amount at closing

Master lease

Multi-facility transactions generally structured as master leases, with all facilities leased to one operator under a single lease
